Application Fee Notice

We do not charge an application fee. You will only pay $20 per applicant for the credit/background check. Once your application is received, we will order the credit check and you’ll receive an email asking you to approve the credit pull and pay the firm directly.

Application Process

  1. Use the Apply button above to create and submit an application

  2. Do not submit documentation until requested. Provide accurate answers to all questions; documentation will not be requested until later.

  3. Once your application is received, we will send you an email requesting your approval for the credit and background check.

  4. Once your background check is received, we will give your application a thorough review and consider all aspects of your candidacy

  5. If we are able to approve you based on the information submitted, we will notify you of the documents required to finalize your application. These usually include a) Proof of employment and salary; b) a letter from your most recent landlord or contact information for your landlord; c) a copy of your state/federal ID or passport proving your identity

  6. Once your documents are reviewed, if approved, we will send you a lease to review and sign electronically. If you have another co-signer on your lease, both of you will be required to sign. You have 24 hours to review and sign your lease. Your apartment will be rented to another applicant if not received in 24 hours.

  7. Once your lease is fully signed by all parties, including Artifact Living management as Landlord, you will receive the final executed copy automatically by email

  8. You’ll then receive an invitation to access your account on our Resident Center, where you will pay your deposit (1 month) and first month’s rent by ACH. The Resident Center portal or mobile app allows you to securely set up your checking or savings account using your bank’s ABA and account number. If you are unable to pay this way, you can pay by certified check / cashier’s check. Contact your property manager for the specific Landlord entity name for your check, if you paying this way. You have 24 hours from the time you receive your Resident Center login information to pay your deposit and first month’s rent in the app or by cashier’s check. Your apartment will be rented to another applicant if not received in 24 hours.

Please note that a lease is not finalized until the lease is signed, all supporting documents have been received and accepted and your deposit/rent has been received. At that point, the unit will be taken off the market.

9. You will then be contacted by our management office with a welcome guide for your new home along with complete instructions for key pick up, move-in and more.

Requirements

  • Tenant should have good credit (approximately 680 FICO score or greater). A credit check is performed when you apply.

  • Tenant should have a combined verifiable income of about 40 times the monthly rent or more. For example, if the monthly rent on the apartment is $2000, you must earn at least $80,000 annually. Incomes can be combined among all tenants in the apartment on the lease. For example, if your rental requirement is $80,000 and you and your roommate each make $40,000, your combined incomes qualify. Tenant must have been working with current employer for at least 6 months. We will confirm your employment directly with your employer.

  • We do not discriminate against any lawful income source, including any federal, state, or local public or housing assistance programs towards the payment of rent, including Section 8, Living in Communities (LINC), Supplemental Security Income (SSI), HIV/AIDS Services Administration (HASA), Family Eviction Prevention Subsidy (FEPS), Special Exit and Prevention Supplement (SEPS), and Advantage program vouchers, among others. Please note, however, that all other tenant requirements, including income requirement, must still be met 

Guarantors

We only accept third-party guarantors. We do not accept first-party guarantors such as parents. If you do not qualify for an apartment but you’re close to qualification, you can contact one of our approved guarantee companies to inquire about the cost of purchasing guarantee insurance from them.
